In Quarter-3 of 2024, BILD conducted over 280+ individual Market Surveys on senior living communities across the nation. Below is the executive summary and the data trends that were uncovered regarding occupancy trends and waitlist statuses for each care service within those senior living communities shopped.
Target Regions: U.S Market Areas (percent of shops) – East Central (27%), West Central (23%), Pacific (20%), Atlantic (17%), Mountain (7%), New England (6%)
Target States: AL, CA, FL, IL, IN, KY, MA, MD, MI, MO, NV, OH, TN, VA
Time Periods Data Analyzed: 7/1/2024 – 9/30/2024
- The average total unit count per senior living community is 134 units. The total occupied units per senior living community averaged 89%. 9.7% of communities were at 100% occupancy, while 77% of senior living communities were at 80% occupancy or higher.
- In Q2-2024, Independent living averaged 92.4% occupied and has since decreased 0.1% in Q3-24. Assisted Living averaged 94.1% occupied, a 0.2% increase since Q2. Memory Care increased 1.33% Q3-24 with 93.03% occupied.
- There was a waitlist for 46% of the senior living communities for all or some care services, while 54% did not have a waitlist at all.
- 18% of senior living communities had a waitlist for specific room sizes or apartment types. Most commonly, 2-bedroom apartments, studios and cottages had waitlists. 25% of communities had a waitlist for a specific care level or more than 1 care level. Most waitlists for a specific care level were averaging 6 months long. While some communities had a 2–5-year long wait.
