1- What’s your biggest operational challenge right now?
We’re growing fast but struggling to scale efficiently due to a small leadership bench & I’m confident we are leaving revenue on the table.
We need to ensure our operational, sales, and marketing infrastructure can keep up with our growth. I am not sure exactly what we need but know we are growing fast so open to assessing gaps.

2- What’s happening with your revenue?
Occupancy is good, but revenue & NOI are not where they should be, we need to see improved margins and have done everything we know to do in-house.
I’m concerned our rental rates and care fees are underpriced and we are losing substantial revenue but I need to verify this.
Our rate and care fees may be too high in comparison to the competition, resulting in apartments sitting empty and lost revenue.
While revenue is strong I sense we are not properly assessing residents often enough and care is being delivered that is not being billed resulting in a substantial loss in revenue.
We suspect our communities are missing revenue opportunities but need an in-depth analysis to confirm where and how to optimize.

3- How would you describe your sales, marketing, and revenue performance?
We have great salespeople, but they are tenured, stuck in the past, and need effective, modernized sales training that delivers consistent results and leverages AI to save them time.
We experience frequent sales turnover that disrupts our sales cycle negatively impacting revenue. I’m open to technology and AI that will stop the endless disruption of our sales and revenue pipeline.
Our sales team is solid, but performance is inconsistent across locations. We need a structured company-wide sales system that ensures accountability and better results.
